Seepage in Cellars during monsoon season

This has been pending since long. See the attachment, Annexure 1

Joint inspection on 4th May 2019. To be completed by 30TH June 2019.

Seepages in Flats

A list (Annexure 2) is enclosed h/w with all the Flat details wherein seepage has been observed since occupation. Data from some more flats who joined after Nov 2018 is yet to be collected.

Individual flats to approach the builder for clearing the seepages.  Analization of complaints will be done by 10th May 19. Further programme will be discussed in the next mtg.

STP work

Status is  not known. Whether the drain from all the flats is connected to the STP. Whether the output of STP will be fed to OHT so that the water can go to  Flush Tanks . Operation of STP shall be demonstrated and run for a month successfully before handing over. All documentation to be provided.

Demonstration of STP will be on 4th May 2019.

Fire fighting Equipment renewal document

 As per Mr. Ashok in amtg in 2017, last renewal was done in 2013 and a copy of the same was requested to be shared with SAOA office bearers. Still not done.

Doc will be given by 03.05.2019

Fire Fighting System

Testing and checking of Fire Fighting system in all Floors of all Blocks and Basements.

Demo will be by 03.05.2019

Stair Case

Lighting (even fittings) is not provided in staircase area. Also the windows (near landing area) are without any protection.  Some grill arrangement to be done for safety. Some of the steps are not provided with polished stones.

Safety Equipment near Generators

2 Fire Extinguishers are to be provided at each DG.

Will be provided immediately.

4th DG SET of 125 KVA

Standby power supply of 640 KVA promised. But now, only 3 DGs of 125 KVA capacity are available. Hence require another DG of 125 KVA atleast.

Load calculation will be done and provide as per the requirement. Will be reviewed in next meeting.

Documents for different Utilities/equipment

Handing Over of documents for DGs, Lifts, Fire fighting, Drawings of Structural design of Building which includes Water lines & drainage system and Electrical wiring are to be made over. (check list)

Will be arranged by 04.05.2019.

Building layout

 All statutory doc related to Splendour. Approved layout of Splendour site and GHMC approved Building plan showing all the Blocks with all the Flats.

Intercom

Builder promised to provide Intercom facility to all the Flats in Splendour. Not done so far.

Need to identify the Vendor.

Panic Buzzer

Need to be activated and connected to Security at Main Gate, with an indication of  Flat No.

Will be checked and get it activated. Will be reviewed.

Accounts

Audited accounts of the maintenance and interest earned by SOA between the periods 2010- October 2016, to be provided by M/s Modi.

A tap is to be provided in each floor of all Blocks to facilitate cleaning of the corridors.

There is no drain outlet for the Rain water in the corridors of all floors.

C bk lift is troubling continuously. It should be replaced with another make.

All the 6 lifts in A & D bks are to be auto as per original agreement. But Goods lifts of both bks are Manual. They need replacement.

Builder is occupying 2000 Sft in Club House

Builder need to supply a copy of ruling which authorises him this action. If he fails to supply that before th May 2019, this particular area is to be handed over to SAOA.

Builder retains 2000 Sft in Club House as per GO 470. All other entire area of Splendour belongs to SAOA.

SAOA may collect mtce charges from the users of 2000 sft in par with other Residents.

House Tax

Property Tax for the Commercial areas is not paid. GHMC Officials warned that the shops will be locked.

Approach Road

It was promised that the approach road to Splendour will be 60 ft wide. Not yet done.

Will use their good offices for improvement.

Rain Water Harvesting pits

Pits are not done as per the standard design. Pits to be to redone and additional to be provided.

Rain Water

Water from Terrace is flowing down to GF and the pipes are left open. The water is flowing open into the drainage. Proper piping is to be arranged so that all the water flows to either to Bores are to Harvesting pits.

Water leakages near Over Head tanks

OHTs are leaking at many places making the building structure damage. Need to check all OHTs for leak proofing.

Gadavari Water connection

Some of the Flats are still to get the Godavari water connection to their Flats. A list of the Flats is being prepared for submission to the Builder.

Closure of Construction works

Building works in Splendour were commenced way back in 2007 and still continuing even after 12 years. More than 300 families started living since 2015 and 160 added after that. All these families suffered the disturbances caused by Builder’s continuous construction works. Our continuous requests with the Builder  to close the works, went in vain. This is our final request to close by 31st May 2019.

Builder is already in the process of cleaning and will close all works by 15th May 2019.
